Smoke and Carbon Monoxide Inspections and Installation

It is a legal requirement for landlords and letting agents in the private rental sector to install smoke and carbon monoxide alarms on every floor of a property. As a landlord or property professional, you must provide evidence that all alarms have been tested and are working at the start of every tenancy.

If you cannot provide this evidence, you may be subject to fines of up to £5,000 for each non-compliance.

Legionella Risk Assessment

Landlords and property agents have a duty to carry out risk assessments for exposure to legionella bacteria in water systems in their properties and premises.

The Health and Safety at Work Act 1974 demands that all property managing agents and landlords ensure the health and safety of all staff, tenants and members of the public. This includes all residential properties with water systems. For this reason, the duty holder is responsible for ensuring risk assessments are carried out and any necessary measures are taken.

Breaching this act could result in a criminal offence.
