Mid-Term Inspections

Property inspections are the visits and subsequent report carried out by No Letting Go’s Brentwood property inventory services, or by the agent using Kaptur software. No Letting Go runs these inspections typically every 3-4 months during the tenancy to check on property. These inspections ensure that the property is being maintained as agreed, ensures the tenants are adhering to their contract, checks on the wear and tear of the property and makes sure the tenants are satisfied.

Current legislation under the Health and Safety at Work Act 1974 imposes a legal duty on all duty holders to ensure the health and safety of all staff, tenants and members of the public. This was then updated in 2014 to include all residential properties containing water systems. Anyone in breach of these regulations will be seen to have committed a crime.

As a result, a risk assessment must be carried out to identify and assess the exposure to legionella bacteria from water systems on the premises and inform the duty holder of any precautionary measures that need to be taken. All landlords and agents are responsible for ensuring these checks are carried out.
