Mid Term Inspections
This is the visit and subsequent report carried out by No Letting Go, or by the agent using Kaptur software. The 1974 Health and Safety at Work Act imposes a legal duty on all managing agents and landlords (duty holders) to ensure the health and safety of all staff, tenants and members of the public. This was updated in 2014 to include all residential properties which contain water systems. If anyone is alleged to have breached this act, a criminal offence is deemed to have been committed.
A risk assessment must be carried out to identify and assess the exposure to legionella bacteria from water systems on the premises. This assessment will also inform the duty holder of any precautionary measures that need to be taken. The duty holder is responsible for ensuring the risk assessment is carried out.
