Smoke and Carbon Monoxide Inspections and Installation
In October 2015, new regulations were introduced to the private rented sector requiring every landlord to install smoke and carbon monoxide alarms on each floor of a property. The landlord must provide evidence that all alarms are tested and working at the start of each tenancy. Fines for non-compliance are a maximum of £5,000 for each failure. No Letting Go will ensure you are compliant with these regulations through our property inventory services in Barnet. We will check that your alarms are in the correct location, are functioning at move in and install new ones where necessary. All No Letting Go reports have a smoke and carbon monoxide safety section that will guarantee you meet the regulations.
A free safety check comes as standard, in the following No Letting Go reports:

Property Visit (Mid Term Inspection)
This is the visit and subsequent report carried out by No Letting Go or by the agent using Kaptur software typically every 3-4 months during the tenancy to check that the property is being maintained as agreed, to ensure the tenants are meeting their contractual obligations, checking on the wear and tear of the property and that the tenants are satisfied.
These documents are critical pieces of evidence protecting you against section 21 6A notices and invaluable evidence against ongoing tenant complaints, especially used to challenge claims at the end of a tenancy.
Legionella Risk Assessment and water testing
Current legislation under the Health and Safety at Work Act 1974 imposes a legal duty on all managing agents and landlords (duty holders) to ensure the health and safety of all staff, tenants and members of the public. It was updated in 2014 to include all residential properties containing water systems. If anyone is alleged to have breached any offence under this act, a criminal offence is deemed to have been committed.
A risk assessment must be carried out to identify and assess the exposure to legionella bacteria from water systems on the premises and any precautionary measures needed. The duty holder is responsible for ensuring the risk assessment is carried out.
No Letting Go provide legionella risk assessment visits nationally. All inspectors are City and Guilds qualified and will provide clear, concise comprehensive reports, explaining exactly what requirements a landlord needs to action, if any, to meet recommended safety requirements and advise tenants of their responsibilities under the act as well.
No Letting Go Walthamstow is owned & operated by Ann Ennis
Having worked for over 45 years in the property industry , Since 2009 I have been the proud owner of No Letting Go Walthamstow. Property is and always has been my passion. I am hard working, always have a can-do attitude and conduct myself in a very professional manner especially when representing my clients brand out in the market place. I have built up a team around me who have been with me for some time and are trained to the highest standards.
As everyone knows in the inventory business “the devil is in the detail” and our reports are therefore very detailed. We pride ourselves in providing a service that runs smoothly and efficiently leaving you more time to do what you do best, renting houses and flats. Please give me a call and we can discuss any requirements you have
The No Letting Go team have provided us with excellent service which we relay back to our clients, ultimately giving us the professional image we need as a letting agent. Having a professional team like No Letting Go, any company has the opportunity to impress their clients with a No Letting Go inventory!..Letting Agent
We have used Ann at No Letting Go for all of our fully managed, rent receipt and tenant find properties- of which we have over 300; attention to detail is second to none. Ann and her team are a pleasure to deal with, accompanied by a can-do attitude and a willingness to go the extra mile. Obtaining an independent inventory and check-in at the start of a tenancy and a check-out report upon the expiry is the only way a landlord can safeguard their property and evidence any deductions required from a security deposit. Would highly recommend to any landlords or letting agents looking for a professional inventory service. Ann is our first port of call!Dickie Sea
